Current Projects

For any organization to move forward with constructive business planning, development and growth is very essential. Public Rental Board’s strength in shifting its common approach from social to commercial business strategies is in development.

The Public Rental Board is currently seeking expressions of interest (demand survey) for its developments at Kalabu (Nasinu), Naqere (Savusavu), Simla (Lautoka), Namaka (Nadi), and Votua (Korolevu).

1. Public Rental Board’s developments projects currently in progress are:

  • Kalabu, Nasinu
    • Construction of 36 one bedroom rental units commenced in June 2014 by local contractor Vitivanua Holdings Limited. This project is expected to complete by October 2015. It is anticipated the average rental per week would be in the range $53 – $70. Government provided capital grant of $1.5m in 2014 and an additional $0.7m in the 2015 national budget to complete this project. The total construction cost is estimated at $2.2m.
  • Naqere, Savusavu
    • It is anticipated that 48 rental flats would be constructed at the site. The total construction cost is estimated to be $3.87m. Government provide a capital grant of $0.5m in 2014 and $3.37 million in the 2015 national budget for completion of this project. This site will have a mixture of one and two bedrooms with expected average rental per week from $60 – $80. This project commenced in April 2015 and anticipated to complete in February 2016.

2. Master Development Plan

  • Simla, Lautoka
    • The PRB in-house development team prepared the conceptual drawings and detailed designs for Simla Housing Project in 2013. There is some land available within the existing property for this construction. It is anticipated that some 36 one bedroom rental flats would be constructed at an estimated construction cost of $3.6 million. It is anticipated that the PRB would be able to capital grant from Government in 2016 National Budget. The expected average rental per week would be in the range $60 – $80.
  • Namaka, Nadi
    • Building plans were approved in year 2006, however due to funding constraints construction was placed on hold. There is some land available within the existing property for this construction. It is anticipated some 57 two bedroom rental flats could be constructed at an estimated construction cost of $6.92 million. This site will require retaining walls to be able to construct rental flats. It is anticipated that the PRB would be able to secure funds from Government in 2016 National Budget. The proposed average rental per week would be in the range $80 – $100.
  • Votua, Korolevu
    • It is anticipated some 200 one and two bedroom units would be constructed at an estimated total construction cost of $17.53 million. Engineered plans would be prepared and approved by the relevant authorities in years 2017 and 2018. PRB will made submission to Government to fund this project via capital grant in the 2018 – 2019 National Budget in order to make rental affordable and is hopeful this request would be considered. There is a need to consider waste management, water source and retainer for creek as part of earthworks. The proposed weekly rental charges is expected to be in the range of $50 – $80.
  • Raiwaqa Ex-Sewerage – Earthworks
    • Engineered plans have been prepared and submitted for approval by the relevant authorities in 2015. It is anticipated that civil works for this project would cost approximately $2.2 million funded via capital grant from Government in the 2016 National Budget.
    • Land Development at the Raiwaqa Housing site was expected to commence in 2012 by China Railway First Group (Fiji) limited however there were some delays in this project which Government in September 2013 decided to discontinue this project and the funding from the EXIM Bank of China.
  • Raiwaqa Ex-Sewerage Housing, Suva
    • It is anticipated some 220 one and two bedroom units would be constructed at a total estimated construction cost of $19 million funded via capital grant from Government and constructed in 2018 – 2019. This after settlement of the earthworks is done properly. The proposed average rental per week would be in the range of $70 – $90.
  • Raiwaqa Ex-4 Storey, Suva
    • Plans are underway to explore the possibility of mixed use development at this site given its prime location. The Board will deliberate further on this before deciding a way forward.
    • The PRB in-house development team is preparing the conceptual designs and detailed drawing for Raiwaqa Ex-4 Storey Housing Project, Suva. It is anticipated that some 150 rental flats would be constructed at an estimated cost of $12.57 million funded via capital grant from Government. This project would have a mixture of one and two bedrooms and the proposed average rental per week would be in the range of $70 – $90. This project is expected to commence in 2017 and to be completed by end of 2018.
  • Matavolivoli Subdivision, Nadi
    • Housing Authority has reserved some 2.5 acres land for rental flats at their Matavolivoli subdivision. Engineered plans would be prepared and approved by the relevant authorities in 2016. It is proposed that some 150 rental flats would be constructed at the Matavolivoli subdivision at an estimated cost of $11.55 million funded via capital grant from Government. Construction works would be phased out in two years 2017 – 2018. This site would have a mixture of one and two bedroom flats with weekly rental charges ranging from $60 – $90 per week.

 

  • Tacirua East Subdivision, Nasinu
    • Housing Authority has reserved some 7 acres of land for PRB rental flats at its Tacirua subdivision. Land development is currently being undertaken at the Tacirua site which is expected to complete in 2015. Engineered plans would be prepared and approved by the relevant authorities in 2017-2018. It is proposed that some 250 rental flats would be constructed at an estimated cost of $19.25 million funded via capital grant from Government. Construction work would be phased out over three years 2019 – 2021. This site would have a mixture of one and two bedrooms with an expected average rental per week ranging from $60 – $90.
  • Nepani Subdivision, Nasinu
    • Housing Authority has reserved some 2.5 acres of land for PRB rental flats at its Nepani subdivision. Engineered plans would be prepared and approved by the relevant authorities in 2016. It is proposed that some 150 rental flats would be constructed at the Nepani subdivision at an estimated cost of $11.55 million funded via capital grant from Government/aid. Construction works would be phased out in two years 2019 – 220. This site would have a mixture of one and two bedroom flats with weekly rental charges ranging from $60 – $90 per week.
